Update of 15th April 2022
Work this week has been mostly fitting the second level of steel and the timber floor joists. There was also the demolition of part of the rear flat roof where the new water tank will be.
Plumbing and ducting work has continued.
As last week, preparation has started this week for the partial demolition of the internal common concrete staircase. The alternative access from the street to the residential Flats is currently being built. As we have always said, we are removing the ground floor entrance steps, altering the concrete staircase and fitting a new Lift. The Lift work is in hand and from Monday 25th April the demolition of the internal concrete staircase will start and some of the Lift shaft walls will be demolished to enable a slightly larger Lift to be fitted. We are awaiting further details and dates from the contractor and we and the managing agent will provide full information over the next week.
The temporary entrance/exit from street level to the Flats will be out through the rear wall of the current staircase, across an enclosed gantry, down a staircase and along a new corridor through the currently vacant Knight Frank shop to the street. Everything will be to the correct standard and safe but obviously a bit of an inconvenient tortuous route for a couple of months. During the working week the contractor will assist with any deliveries to Flats etc. We apologise for this but it is the most sensible and practical way. Previously we were considering the temporary access through the Art Gallery but as Knight Frank is currently empty they have kindly allowed temporary access through their unit. Knight Frank will shortly carry out a significant refit to their whole three shop unit and have shown full commitment to the building by signing a new longer lease.
On the revised temporary access/egress we comment:-
Mayer will arrange a personal induction for each resident to ensure that everybody is comfortable with the new route and understands the security, safety and day-to-day practical measures. Please contact Lee Richardson as below:-

We appreciate that it will not be possible for each resident to attend an induction on the 1st day and so Mayer will be available throughout the first week and beyond to continue the induction process.
Mayer will also be available throughout working hours to ensure each resident is up to speed at all times. Mayer shall also be available through working hours over the first weekend to continue ensuring the residents are comfortable with the temporary access.
Intercom
The intention is that the current intercom system will be transferred to the exterior of the Knight Frank shop. Intercom companies are being consulted.
Means of Escape
The partition through the Knight Frank unit will have 30 minutes of firewall and intumescent board protection.
Security
Mayer will provide CCTV within the access area to Knight Frank.
Residents only shall be provided with front door keys to the front entrance at Knight Frank, with 2no. additional doors (with code-locks), so to provide 3 layers of physical security.
Deliveries
Deliveries will be delivered to Knight Frank. Throughout working hours, Mayer will provide a point of contact and ‘concierge’ service to help with deliveries, security and general help, to those who require such assistance.
Vertical Access
The stair tower will be erected within the KF courtyard and will provide access to the scaffold lift at ‘site office’ level.
Access at high level will be from the rear of the landing platform. Therefore, the platform will dog-leg in the north-south plane.
The residents will then gain access to their properties via a temporary door at 2nd floor level of the stairwell.
Mayer will provide a plydeck floor over the scaffold boards to provide a solid pathway without trip hazards.
