Update of 30 June 2023
Work carried out this week was :-
The stone fitting to the front continued with the stone panels being checked and ‘snagging’ work carried out. Coping stonesd were fitted this week to the outer section to enable the glass to be fitted and scaffold removed. Some sections missing where scaffold is tied to the structure but they will be fitted as the scaffold comes down.
Plastered more of the walls and ceilings in the new Flats.
Walls and ceilings decorated.
Rendering to the rear STO insulation is now completed. Just sections to do as the scaffold is dismantled. ‘Snagging’ inspections carried out.
Work in the common parts continued with the front entrance being prepared for the stone to the walls and floor. Plastering work was carried out. Common parts decoration continued.
The fitting of the new Lift continued with the car built inside the shaft. Next week the Lift will be working but being further tested and certified before use. There have been more delays with the Lift but it is very close to be signed off for use.
Sedum roof irrigation fitted.
Joinery, including wardrobes, being fitted.
Final checks and snagging work was carried out to the roofs and rear elevations in readiness for the scaffold to be taken down. The rear was ‘signed off’ by the architect on Friday 30th (subject to a couple of things) and the rear scaffold can now be removed starting on Monday 3rd July.
The front stone was inspected by the architect. The top two rows of scaffold can come down starting on Monday 3rd July, again subject to some work. Work can then proceed to the floors below, including final snagging and cleaning. The architect will then inspect again on Tuesday 11th July and assuming all is fine the next couple of rows of scaffold can come down.
Despite many promises for scaffold removal it seems that the scaffold will all be down by the end of July.
Work to be carried out next week;
Scaffold will continue coming down. It will take around 3 more weeks, so we can expect all scaffold to be gone by the end of July. Disappointing but there were delays in the coping stones being brought from Portugal and the top sections of the front scaffold can only be taken down after the coping stones are fitted. Before the scaffold is taken down the walls, windows etc will be fully inspected, and snagging completed. There will be further checks as each lift of scaffold is removed. Full cleaning will be carried out, protection from windows removed etc. We all want the scaffold down but the building has to be totally ready. We do not want to have to put scaffold back up!!
The ground floor sections of stone will be fitted after the scaffold has been removed.
Internal work within the new Flats will increase and to include further plastering and fitting of bathrooms. Walls will be closed and plumbing and electrics will advance.
Joinery including kitchens and wardrobes installation to continue. Kitchens are being delivered.
Lift will continue to be fitted. We are told that the Lift will be in use next week.
Air conditioning and ventilation works will continue in the new Flats.
Second fix electrics will continue and include light fittings and switches.
Existing apartments electric changeover to continue.
Work will continue in the common parts with cabling, new pipework and plasterboard being fitted. More plastering will be carried out. The ground floor parts will start. Decoration work will continue.
External decking will continue to be fitted to the new apartments.
Balustrade installation will continue.
More material will be removed from site and more tidying.
Mayer will still be around during July but we are expecting life in the building to be almost normal from the end of the month and with scaffold gone, Lift working, common parts decorated and carpet fitted etc. New front doors to existing Flats are an issue because the ones we want are on a very long lead and have not been ordered. They will follow later in the year. Further information will be provided but we are concentrating effort on getting the exterior completed and scaffold down.
We have brought fibre optic into the building and any lessees that wish to sign up should contact either Blenheims or Pirton so it can be arranged. The fibre optic is Hyperoptic.

Top new floors now visible.
